SECURING YOUR RESERVATION

     When you reserve a house, we must receive your security deposit plus 40% of the rent (including tax) within 10 days. This can sometimes be broken up into two payments if it is worked out ahead of time.
     Your remaining rent (and taxes) must be received 30 days before your date of arrival if you are renting a 1 to 4 bedroom house, and 60 days before your date of arrival if you are renting the Seven Views.
     We do not charge a reservation or processing fee.

RESERVATIONS FOR NEXT YEAR

     If you wish to lock in a specific date and house for next year, we are happy to accept advance reservations. We will need to receive the security deposit and 40% of the rent within 10 days.
     The new prices for next year will be available in October. If they do not meet your approval, you can cancel your reservation prior to December 1st and you will receive a full refund.
     We do not charge an advance reservation fee. If you need to cancel, there is no cancellation fee.

SALES TAXES

We are required to collect a 10% Hotel-Motel Tax. While this adds up, it isn't as bad as it might be. Galveston charges 15% and Houston now charges 17%.

OCCUPANCY POLICY

Because of the quality of our houses, we cannot rent for parties or to minors. We work very hard to maintain a quiet family atmosphere for the enjoyment of our guests and neighbors. Any use of the home for purposes other than family vacations must be addressed at the time of the reservation.
Our brochure and website indicate the maximum number of guests allowed in each house or on the property. If this number is exceeded you may be asked to leave the house without a refund.

ARRIVALS and DEPARTURES

Check-in time is 4:00 p.m. Please allow the housekeeping-staff time to prepare your vacation home properly. You may put items on the porch if you arrive early, but please don’t go inside until 4:00 p.m.
Check out time is 11:00 a.m. except on Weekend Rentals when it is Sunday evening. On Sunday evening checkouts, if you want, we can usually let you stay over until Monday morning at no additional cost. If you are checking out in the morning, so that we can prepare the house for the next family, we must ask that you have everything out of the house by 11:00 a.m.

CANCELLATIONS & REFUNDS

We understand that there can be unforeseen emergencies that could cause you to cancel your reservation. We'll try to work with you to resolve the situation. However, please note our cancellation policy:

Cancellations for a 1 to 4 bedroom house 30 days or more prior to date of arrival will receive a full refund.
Cancellations for the Seven Views 120 or more days prior to date of arrival will receive a full refund.
If you cancel a 1 to 4 bedroom house fewer than 30 days, or the Seven Views fewer than 120 days, prior to date of arrival – a full refund will be issued if the house is rented for the original amount. If we rent the house for a reduced amount you will receive a refund for that amount. If we are not able to rent the house you will not receive a refund.
We do not charge a cancellation fee. We do not charge a reservation or processing fee.
We do not give refunds for early departures or inclement weather.
We do give a prorated refund if a hurricane occurs in our immediate area.
Power, cable and telephone outages occur occasionally at the beach and are out of our control. We will report the outages; however, no refunds will be given due to outages.

AMENITIES & REPAIRS

All of our houses will be furnished with cable TV, VCR and DVDs, air conditioning, full sized refrigerator and range, microwave, coffee maker, toaster, pots and pans, dishes, utensils, plastic glasses, washing machine, dryer, and charcoal grill.

Despite our best efforts to keep various items in working order, at times we must wait for parts or service. Please bear with us during these times. Please report break-downs as soon as possible and we will make every reasonable effort to resolve the problem. However, under no circumstances will there be a reduction of rent for any mechanical failure of air conditioners, appliances or amenities.

SHEETS, BLANKETS & TOWELS

We do not furnish sheets, blankets, towels, paper goods, toilet paper, soap and cleaning supplies. We have a Things To Bring web page that can be useful.

Sheets, pillow cases and towels can be furnished. The prices for this service are shown on the right-hand column of the price schedule on the Pricing Information web page.

REFUND OF SECURITY DEPOSIT

After your stay, your full security deposit will be refunded within 30 days of your check out date if:

You have not had more people in the house or on the property than the stated number of guests itemized in our brochure and website.
There is no excessive damage or cleaning required because of your rental.

House is left in the same good and clean condition in which it was found.
All trash placed in outside trash containers. Please leave outside containers by the street so the trash service will empty them.
All dishes washed (your house will have a dishwasher).
If you use the laundry option, place all sheets, pillow cases, washcloths and towels in the provided laundry bag or basket.

You have checked out on time.
You or your guests did not drive or park on any grassy areas (it damages the septic systems).
You've mailed both keys back to us.
